  • What are your fees?

  • I just want you to find a qualified resident and I will manage my property myself. Do you offer resident placement services?

    Yes, we do. We advertise, screen calls, show the property, complete background checks, and negotiate and provide all contracts for just a 1/2 months rent (minimum $500). No money is needed to get started; our fee is due in full once a resident is approved by you the owner. At that time we supply you with the proper contracts and answer any questions you may have in regards to filling them out properly.
  • What areas do you specialize in?

    Beyond PM has two offices in San Diego County. The Encinitas office services North County and the San Diego office services all of Central San Diego and Coastal San Diego.
  • What if I want to cancel management?

    With our Commitment-Free Management Program, we do not hold you to a contract. If at any time, you wish to cancel your agreement with Beyond PM, just send us a written request to our office stating you wish to cancel; it’s that easy. The cancellation will become effective 7 days from receipt of the letter.
  • How are residents selected?

    A comprehensive background check ensures we select quality residents. We carefully screen each prospective resident’s application verifying rental history, employment, credit, income verification, and possible evictions.
  • What determines the rent for my property?

    The rental market is what ultimately decides what your property will rent for. We will make a rent recommendation to you based on our market analysis of your property and the current market conditions however you have the final say on the rate to advertise the rental.
  • What if a resident trashes my property?

    This is a serious concern among rental property owners. First, we select only qualified residents. These residents have met or exceeded our companies screening standards. A resident that always paid on time and left their last home in good standing order rarely trashes their place. Second, we collect a security deposit which is held in case there is excessive damage to the unit. Lastly, we mandate renters insurance on all of our properties.
  • Should I repaint the interior between residents?

    Almost always, yes! You want your property to attract the top quality residents. The best residents can rent anywhere they want, so the key is to make your unit as attractive as possible so that they rent from us and stay. A small investment like fresh paint can pay dividends in the future in the form of on-time payments and a long term resident. If a fresh paint job has recently been done, it may not be necessary.
  • Where do you advertise?

    We advertise on over 40 of the top rental websites, including but not limited to Zillow, Trulia, HotPads, Craigslist, apartments.com, and rent.com.
  • What if I have to evict someone?

    We understand that one of the most stressful parts of being a landlord is the fear of having to evict your resident. Fortunately, we take many precautions to avoid getting to the point of evictions, which includes our thorough resident screening during the application process, open communication, and being proactive if we notice there is a problem. In the unlikely event that we need to move forward with evictions, with our Eviction Protection Guarantee we will cover $1,200.00 of eviction costs. Terms Apply.
