This Resident Value Add Benefit Package is a required on all BPM leased homes.  The utilization fee is billed monthly at a rate of $28 per month.  Please note that this monthly rate is not pro-rated for mid-month move-ins and/or move-outs.  If Landlord cancels management services with the BPM, the Resident Value Add program becomes null and void.

NOTE: The total monthly cost of the Resident Benefits Package is all-inclusive, and no discounts will be given if any element of the package is unavailable due to a lack of HVAC or another limitation at a specific property.

INITIAL LEASE / RENEWAL ADMINISTRATION

Beyond Property Management, Agent for Owner, will process the Tenant application and execute the Lease Agreement on behalf of the Owner.  The Initial Lease Administration to collect all paperwork, draft the lease, execute all documentation, and conduct the initial move-in on behalf of the Tenant.  This also applies to lease renewals.

UTILITY & MAINTENANCE REDUCTION PROGRAM

If you have a heater that requires a filter, then Tenant is automatically enrolled in this program.   HVAC filters will be delivered to their home approximately every 6 months under the Utility & Maintenance Reduction Program.  This program helps the Tenant save up to 15% on monthly heating and cooling bills, improve the indoor air quality in the residence, and deliver quality air filters.  Upon receipt of said filter, Tenant shall properly install the filter that is provided within two (2) days of receipt.  Tenant hereby acknowledges that the filters will be dated and subject to inspection by Landlord upon reasonable notice to verify replacement has been timely made.  If at any time Tenant is unable to properly or timely install a filter Tenant shall immediately notify Landlord in writing.  Tenant’s failure to properly and timely replace filters is a material breach of this agreement and Landlord shall be entitled to exercise all rights and remedies it has against Tenant and Tenant shall be liable to Landlord for all damages to the property, A/C, or heating system caused by Tenant’s neglect or misuse.

UTILITY CONCIERGE SETUP

The utilities concierge service will assist in connecting Tenant's rental home.  When available, the concierge also negotiates discounts on services on Tenant's behalf.  As part of your Benefits Package, our friends at Citizen Home Solutions will turn this hassle into a simple 10–15-minute conversation designed to create your accounts, schedule installation, and find you the best bargains available!  It is Tenant's responsibility to ensure power, gas, water etc. have been connected into Tenant's name by the start date of the lease agreement.

24/7 MAINTENANCE HOTLINE & LIVE PHONE SUPPORT

We are on call for any maintenance emergencies (i.e., flood, blood, or fire). 

TENANT PORTAL

You have a 24/7 access to your tenant portal to submit maintenance requests, pay online with checking account information, credit, and/or debit cars, set up payments on auto draft.

RENTAL LOCKBOX USAGE

Move-ins and Move-outs have never been so easy!  No need to drive to our office to get move in access.  No need to drive to our office to turnover 100% possession of the property by returning keys.  Simply use the Tenant personal BPM managed lockbox.  This lockbox is for Tenant to utilize during Tenant's occupancy.  The lockbox code will be given to Tenant once Tenant provides all move-in items.

YEARLY PROPERTY VISITS

Management will schedule visit to check on the property and make sure that the Tenant is doing okay.

WAIVER OF ONE LATE FEE

Management will grant waiver of one late fee if monies owed is paid by the 15th of the month.  

TEXTING CAPABILITIES

By investing in software, Management Company is able to allow texting.  Tenant can communicate via text with Management Company.  Texts are not to be used for maintenance requests, move out notices, and/or turnover possession.

PREFERRED & VETTED VENDOR ACCESS

Management Company keeps our vetted vendors "employed".  With this, Management Company receives discounts on work performed by a lot of our vendors.  A part of the Tenant Benefit Package, Management Company to share our trusted vendor list.  

PAPERLESS/DOCUMENT STORAGE/ELECTRONIC SIGNINGS

Management Company to store vital leases and addendas for Tenant.  Tenant can also sign Leases, Addendas, & Renewals via electronic signature. 

DISCOUNTED SALES COMMISSION

If you choose to use BPM as your trusted Realtor, BPM will find you a home for only 2% sales commission which is paid by the Seller.  Anything over the Seller's paid commission to the Buyer's agent, goes directly to you!
